Roof:  Less than 5 years remaining life

Roof:  Wood/Cedar Shake Shingles

Roof:  Flat roof over Living Area

Roof:  Active Leaks

Electric:  FPE, Zinsco/Sylvania Panel Boxes

Electric:  Aluminum Wiring (inside branch wiring)

Plumbing:  Polybutylene

Plumbing: Active Leaks

Property:  Prior fire loss, sinkhole loss, or water/mold loss disclosed.

Property:  Dwelling value over $1M (quotes may take 24-48 hour)

Property:  No 4-Point Inspection if home over 30 yrs

Property:  Pool Slide, Diving Board, Trampoline, or Tree House

Property:  On 5+ Acres or Livestock on site

Buyers:   Purchasing home in the name of a Land Trust

Buyers:  Own aggressive dog or exotic animal

Buyers:  Bankruptcy within past 3 years

All of the above are usually do-able, but it may take some extra time gathering info and documents for underwriting approval.  And as we are now officially into Hurricane Season until November 30, Buyers should seek to get a Policy bound quickly if there is an Active Hurricane or Tropical Storm anywhere in our area.
